Brush Prairie is the country side of Clark County — a semi-rural community of larger lots, woods, wetlands, and small farms sitting between Vancouver to the south and Battle Ground to the north. If you’ve ever wanted a little elbow room for a garden, a few animals, or just some quiet, this is where a lot of my clients end up looking.

It still feels like the country, but it isn’t far from anything: most errands and the bulk of the job market are a 20-to-25-minute drive away. Homes are mostly on acreage, which is a big part of the appeal — and part of the price. Families are often drawn here for the schools, with most of the area served by Battle Ground Public Schools and a portion falling inside the small, well-regarded Hockinson School District.

I’ll be honest: rural living means trade-offs. You’ll drive more, many properties run on wells and septic, and there’s no walkable town center. But for buyers who want space and a true country feel without being truly remote, Brush Prairie is hard to beat.
