Burnt Bridge Creek/Burton

East Vancouver • Clark County, WA

Includes Burton Evergreen, Parkway , and Burnt Bridge Creek

If you're looking for a quiet neighborhood with easy access to Vancouver amenties, this is the perfect neighborhood for you! We use the name as shorthand for a cluster of established neighborhood – Burton Evergreen, Parkway, and Burnt Bridge Creek. The area is named after the Burnt Bridge Creeek located just south of Fourth Plain. In this area, you'll find a lot of quintessential ranch with big yards from the 70s and 80s as well as two level homes from the 90s.
While this neighborhood doesn't get the same fame as Fisher's Landing, it has its own charm. The streets are short and curvy so the roads feel safe and not busy. The streets are also nice and wide but unfornately does not have sidewalks. The floor plans may feel a little cookie cutter but it makes up for it with the mature landscaping and plenty of big beautiful trees.

What's Great

  • Green at heart — Burnt Bridge Creek and its corridor thread through the area, with the paved Greenway Trail and its wetlands a short way west.
  • Established, quiet residential streets alongside newer development, offering a range of homes and price points.
  • Central and connected — quick access to I-205, Vancouver Mall and the Mill Plain shopping district.
  • Large community green space nearby at LeRoy Haagen Memorial Community Park, plus Evergreen Public Schools options.

Honest Trade-offs

  • Busy arterials like NE 138th Avenue and Mill Plain border and cross the area, so some pockets sit closer to traffic.
