Hazel Dell is a large, established community just north of Vancouver, stretched along the Highway 99 corridor with around 23,500 residents. It was one of the first areas to develop after World War II, and it still wears that history well — until the early 1970s it wasn’t unusual to see horses and dairy cattle along the highway and I-5.

Today Hazel Dell is one of my go-to recommendations for buyers who want to stay close to the action without paying a premium. It’s convenient and central, with quick access to I-5, I-205, and the Highway 99 corridor, plus plenty of everyday shopping, parks, and schools. You’re minutes from downtown Vancouver, Salmon Creek, and Portland.

The honest trade-off is the Highway 99 strip itself: it’s older, busy, and a bit dated in places, and some of the housing and commercial stock shows its age. Walkability varies block to block. But for value and location, Hazel Dell delivers.
