Hearthwood

East Vancouver • Clark County, WA

If you’re drawn to leafy, settled streets with a real sense of place, Hearthwood is one of east Vancouver’s quiet favorites. Built out mostly in the 1970s and ’80s between NE 138th and NE 152nd Avenues around SE Mill Plain Boulevard, it’s a single-family neighborhood of brick-accented homes, mature trees and cul-de-sac lots, with territorial and valley views from some of its gently sloping streets.

Daily life here tends to orbit Hearthwood Park and Hearthwood Elementary, which sit side by side at the center of the neighborhood. As part of Evergreen Public Schools, with SE Mill Plain’s shopping and dining along the southern edge and quick I-205 access to the rest of the metro, Hearthwood delivers an established, family-oriented feel without asking you to give up convenience.

Living Here: Pros & Cons

What's Great

  • Established 1970s–80s single-family homes with brick accents, mature trees and cul-de-sac lots — many with territorial or valley views.
  • Hearthwood Park and Hearthwood Elementary sit at the neighborhood's heart, an easy walk for many families.
  • Part of Evergreen Public Schools, with a Gifted & Talented program at the local elementary.
  • SE Mill Plain Boulevard shopping and dining border the area, and I-205 keeps commutes and errands short.

Honest Trade-offs

  • SE Mill Plain Boulevard is a busy arterial along the southern edge, so homes nearer the corridor trade a little quiet for convenience.
  • Housing stock leans toward original 1970s–80s construction, so some homes may be candidates for updating.
