Mt. Vista is one of north Vancouver’s newer suburban areas, sitting about nine miles north of downtown with Interstate 5 forming its western edge. It’s largely built out with newer subdivisions and well-kept homes, and it has that comfortable, family-friendly feel buyers expect from a planned, quieter part of town.

Location is the real selling point. You’re minutes from the Salmon Creek shopping and medical hub, quick onto I-5 for a commute toward Vancouver or Portland, and right next to the WSU Vancouver campus. Most of the area is zoned to Battle Ground schools — Pleasant Valley for the younger grades and Prairie High School — with pockets falling into the Vancouver and Ridgefield districts.

To set expectations honestly: Mt. Vista is primarily residential. It doesn’t have a walkable downtown of its own, so you’ll head to neighboring Salmon Creek or Hazel Dell for most shopping and dining, and the newer housing stock tends to price accordingly.
