Southcliff

SE Vancouver • Clark County, WA

Includes https://www.columbian.com/news/2026/apr/15/vancouvers-southcliff-neighborhood-seeks-historic-designation/

Southcliff is a small, hidden-away neighborhood on the McLoughlin Heights bluff in southeast Vancouver — just over a hundred single-family homes on bluff-top streets with only one way in, off Mill Plain Boulevard. With steep ravines on three sides and no through traffic, it has a tucked-in, everybody-knows-each-other quality that’s rare this close to town.

It’s a neighborhood with real history. The homes date to the late 1950s and ’60s, built when the Vancouver Housing Authority redeveloped World War II shipyard housing into one of the city’s first true subdivisions — and Southcliff is currently pursuing a place on the National Register of Historic Places, which would make it Washington’s first listed post-war neighborhood. Some homes sit high enough to catch Columbia River views, with Wintler Park’s beach down at the foot of the bluff.

For buyers, the appeal is quiet, walkable seclusion with mid-century character. Just know it’s a tiny neighborhood — listings are rare — and the bluff-top setting comes with a few real quirks.

Living Here: Pros & Cons

What's Great

  • Quiet, secluded, and walkable, with a single entrance and no through traffic
  • Strong mid-century character and a real shot at National Register historic status
  • Some homes catch Columbia River views from the bluff
  • Wintler Park's river beach is right at the foot of the bluff
  • Close-in southeast Vancouver location with quick Mill Plain access to downtown, I-5, and I-205

Honest Trade-offs

  • A tiny neighborhood (around a hundred homes) — listings come up rarely
  • Mill Plain Boulevard traffic noise affects homes along the north edge
  • Aircraft noise from PDX is noticeable, and a high-voltage power-line easement runs through the neighborhood
  • No sidewalks, and bluff-edge erosion is worth checking on the ravine-side lots
