Vancouver Heights is an established residential neighborhood in east-central Vancouver, built up along MacArthur Boulevard, its main commercial and community spine. Homes here are largely mid-century and established, on a convenient grid with schools, parks and everyday shopping close at hand.

MacArthur Boulevard gives the neighborhood walkable local shopping and dining plus newer sidewalks and protected bike lanes, and Fort Vancouver High School anchors the area. There are a couple of neighborhood parks — Carl Gustafson Park and Lieser Crest Park — along with the public Swift Tennis Courts.

The big story here is change: at the neighborhood’s western corner, the city is redeveloping the former Tower Mall site into ‘The Heights District,’ a large mixed-use community with housing, shops, a civic plaza and a signature ‘Grand Loop’ park. Construction is expected to build through the late 2020s, and it’s reshaping the area’s future.
