Cascade Park West

East Vancouver • Clark County, WA

Includes Riveridge, Wildwood, Mountain View, Lewis and Clark Woods, Bella Vista, and the unnamed area that extends to where Mill Plain and 205 meets

Cascade Park West is a cluster of small neighborhoods (Cascade Park West, Riveridge, and Wildwood) east of I-205 and north of Highway 14. Similar to Cascade Park East, most of the homes were established in the 70s and 80s so you'll see a lot of single level ranch, and split level homes, and no HOA. These neighborhoods set themselves apart with mature landscaping along the street as well as homes that doesn't give you a cookie cutter feel. Riveridge has an active neighborhood association and they take a lot of pride in maintaining their homes and their neighborhood.

Living Here: Pros & Cons

What's Great

  • Excellent freeway access — the I-205/Mill Plain interchange puts SR-14, the Glenn Jackson Bridge, and Portland within easy reach
  • A real string of neighborhood parks: Cascade Park, Biddlewood, and Bella Vista
  • Firstenburg Community Center and the Cascade Park branch library are right at hand
  • Trader Joe's and everyday shopping at Cascade Park Plaza
  • Established 1970s–90s homes with mature trees and a settled feel
  • Evergreen Public Schools, including Mountain View High School

Honest Trade-offs

  • Homes closest to I-205 and SR-14 get freeway noise — worth checking in person
  • Housing stock is older (1960s–90s); many homes are well-kept but dated
  • Everyday life is built around strip centers and big-box stores, not a walkable downtown
  • Car-dependent, roughly 8 miles from downtown Vancouver
