Minnehaha is an established, centrally located neighborhood in north-central Vancouver that takes in both Minnehaha and West Minnehaha. Like neighboring Hazel Dell, it was one of the first areas to suburbanize after World War II, and today it’s a solid, middle-class community of tree-lined streets, small businesses, and walk-to neighborhood parks.

I often point value-minded buyers here. Housing is relatively affordable and comes in a real mix of types and price points, and the location is genuinely convenient — close to I-5 and I-205, downtown Vancouver, and the shopping over in Hazel Dell. It has a settled, neighborly feel that’s increasingly hard to find at this price.

Being upfront: much of the housing stock is older, walkability varies, and busy arterials border the neighborhood. Minnehaha is mostly residential, so don’t expect destination shopping or dining within its borders — but for an affordable, central place to land, it’s a smart look.
