Orchards is a large unincorporated community in east Vancouver — not a city, but one of the most populous communities in Clark County, and one of the fastest-growing. It’s a practical, predominantly residential area that has long been one of the more affordable places to land in the Vancouver area.

The name goes back to the fruit orchards that once covered the land here, in an area first known as Fourth Plain in the Hudson’s Bay Company days. Today it’s a mix of established neighborhoods and newer subdivisions, with shopping along the main corridors and quick access to the rest of east Vancouver.

The honest framing: Orchards is more about everyday livability and value than a quaint, walkable downtown. If you want a convenient, affordable home base close to Vancouver’s jobs and services, with parks nearby and Portland a reasonable drive away, Orchards is a sensible, no-fuss choice.
